Closed cell foam or open cell spray foam insulation installed in a house can cause the homeowner significant issues, you might not be able to sell your home, you may not be able to get equity release or you may find that the structure has been severely compromised by the foam, air sealing the loft space is not a good thing to do, all roof spaces need to breathe and that is why some have tile vents, some have vented soffits, but every home has eaves and when the eaves are blocked the roof becomes susceptible to condensation, mould and as it has no ventilation, the moisture trapped in the loft cannot evaporate, most surveyors recommend spray foam removal.

Spray foam removal is important because if it isn't done properly, it can lead to a number of problems, including damage to the structure of your property, it could lead to expensive damage to the roof area, it could cause potential air flow issues, particularly if the ventilation points are not kept clear and free from spray foam insulation. We have seen some jobs where the felt is so badly damaged the roof needs to be relined or the roof has to be removed to allow for new membrane or bitumen felt to be reinstalled, this is particularly poignant when closed cell foam has been installed.

Why we use RICS Surveyors

Here at SFIR Home Improvements we use and recommend RICS Surveyors, we provide completion certificates and the reason for this is very simple, the information provided by a fully qualified, trained professional can be trusted, unlike the information provided by an unskilled, untrained salesperson who are just looking to sell you spray foam removal.

We understand the importance of providing professional certification, this not only protects you and your property, but because of the qualification of the surveyors it means you can rely upon the information they provide.

Professional RICS Certification

Our professional RICS spray foam removal completion certification provides the correct documentation confirming that spray foam insulation has been properly and completely removed from your property. This certification is provided to homeowners after a visit from our preferred professional RICS registered surveyors, who will confirm the property has been treated correctly and the  spray foam removed in accordance with RICS and the PCA standards..

SFIR Professional Certification

We are not professional surveyors and nor do we claim to be. We would always recommend the RICS certification for obvious reasons. While our spray foam removal completion certificates is not an official government endorsed certificate, our documentation is typically satisfactory for mortgage lenders, property buyers, and insurance companies who require proof that spray foam insulation has been removed due to the potential risks associated with this material, including fire hazards, structural damage, and health concerns.

Our certification process includes a thorough inspection by our experienced professional staff who are trained to verify the complete removal of spray foam and assess the condition of the property to ensure it meets and exceeds the PCA and RICS standards.

The SFIR Checks

It may sound obvious, but so many companies neglect to inspect the loft space correctly. Here at SFIR we start by making sure the roof structure is in good order prior to the spray foam removal work starting. After the spray foam has been removed we complete a  detailed assessment of the roof timbers for rot, fungal growth, or structural weakening caused by trapped moisture from spray foam insulation, we take moisture readings to ensure no damp or moisture is present. One of our loft assessors will evaluate the quality of the spray foam removal work undertaken in your loft, ensuring complete and proper removal without any residual material being left behind and once we are fully satisfied the  work has been completed correctly we issue our completion certificate.

Once the spray foam removal has been finished  we undertake a thorough examination of the membrane or roofing felt for tears, degradation, or damage that may have occurred during the removal process.

After completing all of the timber checks, moisture checks and membrane checks, we then evaluate the ventilation within the loft to ensure your loft has the proper airflow and that ventilation has been restored after spray foam removal, preventing future moisture problems.

Once we have completed all of the necessary checks we then write a detailed report about the condition and findings of your loft space. The comprehensive written report will detail our findings, we will provide you with photographic evidence, and recommendations for remediation of any identified issues and if the roof passes our stringent investigation, then we will provide you with the completion certificate to confirm everything is okay and your loft has no issues or defects.

Can you be in the house when the work is done?

Yes is the simple answer. Spray foam insulation once cured  (hardened) in the loft space cannot cause you any physical harm, the spray foam removal process is a labour intensive process as it needs to be removed by hand, closed cell foam takes longer than open cell foam and this is why we use trained staff who understand the roofing process.

All rubbish from the spray foam removal process is collected and taken away from site and we have all the necessary waste carrier licences to remove spray foam insulation as required by current UK Legislation, you will not have to touch the debris once it is removed from your loft space, we do it all.

Our Process - Pre-Removal Report

The assessors will take a number of photographs, they will check which type of polyurethane spray foam is installed in your property and will make detailed notes, take measurements and then speak to you before leaving your property. Will removing my spray foam affect my insulation levels?

If the spray foam insulation installed in your loft is the only insulation you have then yes it will, however that said, it is important to get the spray foam removal completed, but we also offer a number of solutions to make sure your home is insulated and kept warm, please look at our loft insulation and super foil insulation solutions for more details.

Do you really need to get it removed?

Spray foam insulation is the biggest issue for homeowners in the UK, Do you need to get it removed depends on a number of things, your age, how long its been in the property and your circumstances. Many people want to release equity or move, if you are one of those, then yes you will need to get it removed as no one is funding properties where spray foam is present in the loft space. Spray Foam & Equity Release is Possible

Have you been turned down for equity release because of the spray foam insulation in your loft?

Things are changing and SFIR Home Improvements are helping to lead the way  into a new era of spray foam and equity release resources.

We understand better than most, that it isn't the lenders fault, we also understand it isn't the homeowners fault. But this is a situation that needs to be addressed and SFIR Home Improvements are working hard to help. We specialise in closed cell foam and open cell spray foam removal and always provide a completion certificate.

      Issues with Spray Foam Insulation

Funders have always been respectful of properties with spray foam insulation in the loft space but they also have to make sure they treat everyone with the same rules and regulations.

If a funder cannot see the timbers, then they cannot properly assess the condition of the roof, this isn't a fault of the funders or the homeowners, it is a situation borne out of a product that hides potential problems and it is as frustrating for homeowners and the lenders who are trying to negotiate a release of equity from those properties. The only answer is to have the closed cell foam or the open cell spray foam removal work completed professionally and don't forget the completion certificate.

BS 5250:2021 Management of moisture in buildings

Whitepaper written by BPD Building Product Design Ltd

Here at SFIR Home Improvements we are always looking to provide the correct and most up-to-date information and knowledge for open cell spray foam removal and closed cell foam removal, helping the community that we are serving and this whitepaper is of such importance that every homeowner who has polyurethane spray foam insulation in their loft should read this.

All the regulations and supporting documents throughout the UK and Ireland now cite BS 5250:2021 ‘Management of moisture in buildings – Code of practice’ as the main means of compliance. Section 12 refers to roofs and is subdivided into cold roofs with large voids above horizontal insulation and warm roofs with small or no voids above sloping insulation. The harmful effects of condensation can be controlled by the ventilation provisions shown in this white paper for BS 5250:2021.

Research has shown that about 20% of the air that enters a building,  and in particular dwellings, leaves via the roof with an additional moisture  load, and that typically 80% of any water vapour transported into the roof  is by air motions (convection) through the ceiling via gaps and cracks.  Condensation in the roof, taking place out of sight of the occupier, can  cause serious damage, including severe structural weakening by wet  or dry rot, loss of effectiveness of insulation, and damage to decoration  through staining and mould growth.

Once SFIR Home Improvements have completed the removal and brought the home back to t a ventilated standard, we provide our completion certificate to the homeowner who can present this to a mortgage or equity release funder.

      Understanding moisture in your loft

Polyurethane spray foam insulation seals the loft space to stop air leakage and according to the sales companies save you money, but at what cost to you and your property?

      Warning:

Sealing your loft and stopping it breathing is effectively like strangling your roof and watching it slowly die. All lofts here in the UK need to breathe and ventilation is key to stopping moisture build up, which is a big cause of wood rot, damp and mould.
