 Here at SFIR Home Improvements we have been successfully removing polyurethane spray foam insulation from homes across the UK since 2020, and this applies to both Closed cell and Open cell. 


One of the biggest misconceptions is that open-cell spray foam is a safe or acceptable alternative to closed-cell foam. In practice, both products can create significant problems in a residential roof space. Open-cell foam is often marketed as more breathable, while closed-cell foam is promoted for its strength and thermal performance, but neither product removes the need for careful design, correct ventilation, and ongoing access to inspect the roof structure. For many homeowners, the real issue is not simply which type of foam was used, but the fact that spray foam changes how the roof performs and can introduce risks that are difficult to identify until serious damage has already occurred.


Manufacturers and installers may describe open-cell spray foam as breathable, but that does not mean it is harmless in every roof. If moisture enters the roof space through minor leaks, condensation, or defects in the roof covering, the foam can hold moisture against surrounding materials and make the drying process much slower. This can make it harder to detect problems early, because the visible surface may appear sound while moisture remains trapped within the structure. In real terms, that means homeowners may not discover water ingress until timbers, felt, battens, or fixings have already been affected.


Closed-cell spray foam was frequently sold as a lower-cost alternative to major roofing works, particularly where a roof was ageing or showing signs of deterioration. However, this can create a false sense of security. Because closed-cell foam bonds rigidly to the underside of tiles, slates, felt, and timbers, it can make routine inspection and repair far more difficult. Minor defects that could once have been repaired individually may become much more disruptive and expensive to deal with. In some cases, removing the foam is the only practical way to properly inspect the roof and restore the ability to carry out normal maintenance without causing further damage.


Spray foam Insulation Problems


Spray foam insulation can create major issues with mortgages, remortgaging, equity release, and the saleability of a home. The House of Commons Library notes that some homeowners have found it difficult to remortgage or sell properties with spray foam insulation, and that in November 2024 the BBC reported that a quarter of the UK’s biggest mortgage providers and all of the equity release lenders it surveyed would not lend against homes with spray foam insulation in the roof. [RICS]() has also highlighted lender concerns and the effect spray foam can have on value and marketability. For a homeowner, this can mean fewer buyers, reduced borrowing options, delays in property transactions, and pressure to remove the foam before a sale can proceed.
 

Spray foam can also contribute to condensation and mould problems where ventilation has been reduced or blocked. [The House of Commons Library]() states that, if installed incorrectly or used inappropriately, spray foam may reduce air circulation and ventilation within a roof space, lead to dampness and condensation on the underside of a roof, and place timber-framed roofs at risk of decay. Guidance on loft ventilation commonly refers to the need to maintain ventilation at the eaves so moisture can escape and the roof space can dry properly. When that ventilation path is restricted, moisture can remain trapped in the loft for long periods, increasing the risk of mould growth, condensation staining, and timber deterioration.


Another serious problem is that spray foam can hide the true condition of the roof structure. Once foam is adhered to rafters, felt, or tiles, it can prevent a surveyor, roofer, or buyer from carrying out a clear visual inspection of the roof. This matters because leaks, timber decay, insect attack, and other defects may continue unnoticed behind the foam. Homeowners may therefore face a situation where the roof appears insulated, but the underlying structure is becoming progressively weaker or more expensive to repair. Removal is often recommended because it restores access for inspection, helps identify any underlying defects, and allows proper remedial work to be carried out before more serious structural damage develops.


Why do these problems and issues occur?


These problems arise because roof spaces are designed to manage moisture, temperature change, and air movement in a balanced way. When spray foam is applied directly to the underside of a roof, it can alter that balance dramatically. UK guidance on roof construction and moisture control emphasises the importance of adequate ventilation and moisture management in loft spaces. Where airflow at the eaves or through the roof structure is restricted, water vapour from everyday household activities can accumulate and condense on colder surfaces. Over time, that trapped moisture can affect timber, underlay, fixings, and the wider roof structure.

As polyurethane spray foam expands, it fills gaps around rafters and roof coverings and creates an air-sealed layer. While that may sound beneficial from an insulation perspective, it can also mean that the loft no longer performs as a ventilated roof void. Instead of allowing the structure to breathe and dry naturally, the foam can restrict the movement of air that would normally help moisture escape. The SFIR Checks

It may sound obvious, but so many companies neglect to inspect the loft space correctly. Here at SFIR we start by making sure the roof structure is in good order prior to the spray foam removal work starting. After the spray foam has been removed we complete a  detailed assessment of the roof timbers for rot, fungal growth, or structural weakening caused by trapped moisture from spray foam insulation, we take moisture readings to ensure no damp or moisture is present. One of our loft assessors will evaluate the quality of the spray foam removal work undertaken in your loft, ensuring complete and proper removal without any residual material being left behind and once we are fully satisfied the  work has been completed correctly we issue our completion certificate.

Once the spray foam removal has been finished  we undertake a thorough examination of the membrane or roofing felt for tears, degradation, or damage that may have occurred during the removal process.


After completing all of the timber checks, moisture checks and membrane checks, we then evaluate the ventilation within the loft to ensure your loft has the proper airflow and that ventilation has been restored after spray foam removal, preventing future moisture problems.  


Once we have completed all of the necessary checks we then write a detailed report about the condition and findings of your loft space. Do you use skilled staff?

Our spray foam removal teams consist of skilled roofers and they provide a very professional service, they are clean, tidy and leave your home the same way. Closed cell foam can take longer than open cell foam to remove, but our roofers have seen everything related to spray foam insulation.

Can you be in the house when the work is done?

Yes is the simple answer. Spray foam insulation once cured  (hardened) in the loft space cannot cause you any physical harm, the spray foam removal process is a labour intensive process as it needs to be removed by hand, closed cell foam takes longer than open cell foam and this is why we use trained staff who understand the roofing process. 

Do you have to remove the rubbish from your property?

All rubbish from the spray foam removal process is collected and taken away from site and we have all the necessary waste carrier licences to remove spray foam insulation as required by current UK Legislation, you will not have to touch the debris once it is removed from your loft space, we do it all.

Our Process - Pre-Removal Report

We start by visiting the property and carry out a full loft assessment. Our spray foam assessors are not surveyors, they are assessors who have specialist knowledge of spray foam products and provide a very professional service. The assessors will take a number of photographs, they will check which type of polyurethane spray foam is installed in your property and will make detailed notes, take measurements and then speak to you before leaving your property. Once our assessors return to the office, they write up your report and send it to you along with a free no obligation quotation to remove your spray foam insulation.

Placing the Order - Removal Work Starting

You will be called by our service manager who will confirm your booking time and the date that we agree with you to remove the spray foam insulation. The crew will arrive and prepare the property so the spray foam removal process can commence on the date and time agreed. Please note closed cell foam is harder to remove and takes longer than open cell foam.

Post Removal Report and Completion Certificate

Once we have removed the spray foam from the loft space at the property, which will include removing the spray foam from the timber ridge line and in between the rafters, we will sand the timber rafters and the purlins where the spray foam has been over sprayed on to them, this will include the internal timber ridge line. We will take photographs as the removal work is progressing and once the removal work is completed and the final balance paid we will provide you with a post-removal report and a completion certificate.

NB: THE POST REMOVAL REPORT AND COMPLETION CERTIFICATE WILL BE PROVIDED ONCE ANY OUTSTANDING BALANCE IS PAID IN FULL.

Will you be able to sell or get equity release after the removal?

There are many reasons that a mortgage or equity release may not be offered, but once we have removed the spray foam insulation from your loft space, you will be provided with a certificate to present to the mortgage or equity release company that confirms the spray foam removal, whether it is closed cell foam or open cell foam or a new roof, which should help you achieve your needs.

Will removing my spray foam affect my insulation levels?

      We were contacted by an Estate Agent who needed someone who could remove closed cell spray foam insulation from a vacant possession property. We provided them with a roof report and separate quotation, which was passed to the owner and the work was confirmed.

      The closed cell spray foam was originally installed onto the rear of the non-breathable bitumen felt membrane. Closed cell spray foam sets hard and can cause issues for the homeowner as it doesn't breathe, you can't sell your home with it installed and it should be removed.
